The Bernalillo County @ Alvarado Square project is a 282,000 square foot, eight-story office building renovation with a new 12,000 square foot County Commission Chambers addition. The County purchased the existing 40 year old downtown building with the goal of consolidating their public service departments and programs into one central location. The eight-story building includes office space for over 800 employees, huddle room. large conference rooms, quiet rooms, break rooms/kitchens on seven floors, an on-site health clinic, fitness center with showers / changing rooms, a café for staff and visitors, a TV production studio for broadcasting council meetings, new data center, a ground floor sheriff’s office by the secure entrance, rooftop patio, outdoor eating and working areas for staff. Through tight collaboration, the Design-Build team delivered an energy efficient, sustainable, and cost effective headquarters for 800+ County employees. The project earned LEED Gold and 2-Star Fitwel certifications, which are both firsts for the County, and is also the first Fitwel certified project in the State of New Mexico.
Bridgers & Paxton provided mechanical, electrical, plumbing & controls engineering for this project that used a combination of upcycling and upgrading the major building systems. This process extending the life of the building while minimizing waste, and reducing project cost. The use of 3D scans of the existing building conditions along with modern Building Information Modeling resulted in high quality and increased constructability of the project construction documents. The team used the scans to analyze tie-ins between new and old systems and find pathways for new equipment to be moved into the building. This efficiency helped with planning, design and the reduction of construction changes.
Project goals were achieved by implementing a high level of collaboration and coordination between all team members. The team came up with innovative ways to reduce the cost and expand scope while maintaining the project budget. The D-B team was successful in designing, pricing, and executing several client requested scope additions while maintaining project progress. Some of the additional scope items included an on-site health clinic, fitness center, café, TV Production Studio, and the removal and replacement of an unsafe pedestrian bridge that linked a parking structure to Alvarado Square. All of these changes were accomplished while adding only a few weeks to the overall project schedule during a global pandemic.
